From Iran to Canada in 2011, Mazyar Yahyapour embarked on a transformative journey fueled by determination and vision. Today, as CEO and President of Tochal Development Group, he stands as a prominent real estate developer and investor, translating a strong Civil Engineering background and a family legacy in construction into impactful projects across North America. His family’s business in Iran spans over 50 years in heavy construction, having successfully built dams, highways, high-rises, and bridges. This deep-rooted expertise in complex infrastructure was carried forward and reimagined in Canada and the U.S., where Mazyar now leads large-scale commercial developments and makes strategic investments in high-yield U.S. properties.

At the helm of Tochal Development Group, Mazyar Yahyapour brings a powerful blend of vision, leadership, and experience to every project he undertakes. One of his most ambitious ventures was a proposed Continuing Care Retirement Community (CCRC) in Winnipeg, Manitoba—an extraordinary development encompassing 2,500 units with 5,000 beds, requiring about $1 billion in investments, bringing over $1.5 billion in value. Designed to redefine senior living in Canada, the project would have delivered world-class care, modern infrastructure, and long-term economic value to the region.

Although the municipality and city offered support for the project at a lower density, the engineering, technical studies, and professional planning were fully approved and strongly endorsed. This groundbreaking development was set to generate hundreds of local jobs, attract significant commercial activity to the region, and contribute millions of dollars annually in tax revenue. Yet despite its undeniable potential, all three levels of government failed to align. In a deeply flawed and shortsighted move, the provincial government abruptly expropriated the land, bringing the project to a halt. Even more astonishing, they chose to replace a world-class senior living community with a provincial park—right in the middle of the city. It was a defining moment and a hard-earned lesson: no matter how visionary the initiative or how great the public benefit, regions led by political dysfunction and outdated systems are simply not worthy of transformative investment.

But for Mazyar, this was not a defeat—it was a redirection. The setback only sharpened his vision and strengthened his resolve to pursue even greater, more impactful developments across Canada and the United States—places where ambition, innovation, and private vision are not only welcomed, but celebrated.

Mazyar’s entrepreneurial spirit extends to finance, where his passion for creative solutions is leading to the launch of his own private equity fund. Through this venture, he aims to mentor and support the next generation of entrepreneurs.
